Stamp duty land tax: relief for new zero carbon homes

From 1 October 2007 to 30 September 2012, new zero carbon homes will, on their first sale, benefit from an exemption from SDLT for the first £500,000 of the purchase price. The test of whether a home is zero carbon is complex and likely to develop, but a key requirement is that, on average over the course of a year, the import of power into the home from the national grid is less than the export of renewable power. That renewable power must be generated in the home or the development of which it is part, or through other local community arrangements. Other requirements relate to the fabric of the building and appliances in the home.

Our view
We would view this as a relief which is potentially important but likely to have a significant compliance cost
